Being a Landlord Today It is the Best of Times

Every time you turn on the television or read a newspaper, you hear nothing but doom and gloom for the real estate market. Nationwide housing values have declined twenty percent, vacancy rates are at historic highs, and foreclosures are at an all time high. The logical mind would tell you to avoid the real estate market in general and specifically avoid the rental property arena. But Warren Buffett always said it was best to buy where there is blood in the street. Taking the advice of the richest man in the world is exactly what savvy rental property owners should do.


Nationwide property values have declined 20% in the past two years. On top of that the number of property foreclosures has increased drastically. Banks are dumping properties at pennies on the dollar to get them off of their books. Real estate investors are able to purchase properties at prices as low as 1/3 of the market price just a few years ago.

Landlords who purchase properties at rock bottom price are entering the rental market with a distinctive advantage of their competitors - greatly lower mortgage payments. In my market multi-unit investment properties sold for $320k two years ago. An investor can purchase a bank foreclosure for as little as $120k. Their mortgage payment is only $600 compared to the buyer two years ago who is struggling with a $1,500 monthly payment.

These new landlords are able to compete more aggressively on price and undercut their competitors to quickly fill their vacancy. The lower mortgage payment still presents them with a greater monthly cash flow than their competitors. Landlords who are able to buy at these reduced prices today realize that they need to just wait a year or two for the market to rebound.

Once the market recovers and market values approach the value that they were two years ago, these landlords will be able to sell and realize a nice profit on their investment. They only need to realize that they need to overcome the challenge of keeping their investment property fully rented during this time frame.

Integrity: The Most Misunderstood Word

The word "integrity" is the most overused and misunderstood word in business. Many claim to have the upmost highest level of integrity when it comes to serving their customers, respecting their service partners and treatment of their employees but very few really know what the word means. By definition, integrity means "a steadfast adherence to a strict moral or ethical code" so the question that comes to mind is whose moral or ethical code? Yours? Your parents? Society? Your religion? Your friends? The list could go on and on.


Having integrity is doing what you believe to be true and moral based upon the ethical code you have chosen to adopt in your life. All of the experiences you have had and all of the influences you have met, how you were raised and the religion you follow are all part of the composition of your ethical code. Integrity is the developed by making the right choices that support your ethical code consistently and without waiver. Integrity is something you have even when others are not looking.

Many successful people are successful because they have integrity. It is through integrity that you develop trusting relationships. And it is because of trusting relationships that good business is formed. Integrity is one of the easiest qualities to detect, or to detect the lack of in people you meet. Once you become familiar with a person's actions and the choices they make, you will begin to anticipate their integrity level. When you act with integrity on a consistent basis, your actions become more predictable and your behaviors can be anticipated by others.

Integrity is one of the most sought after qualities by customers, business partners and employers so what can you do to ensure your actions are communicating a high level of integrity?

1. Know Your Beliefs

Understand what makes you tick. What beliefs do you hold as true and as right? Before you can act with integrity, you must first understand your limits and your beliefs and the actions that you would take when those beliefs are challenged.

2. Be Consistent to Your Beliefs

Integrity is about consistency and holding true to you not matter what the risk. It is about creating predictable behavior that not only you but others will begin to rely upon and depend. Don't waiver in your actions and hold true to your beliefs each and every time.

3. Don't Lie or Exaggerate

Integrity is about creating trust and lying is always associated with lack of integrity, even if you feel the lie is justified. When you are honest and true, your integrity will shine and draw others to you.

4. Stay True to Your Values

Sometimes we are easily influenced by others and our beliefs are challenged. We often find ourselves on the edge with a choice to go right or go left. To have integrity means to stay true to your values and your beliefs.

In order to succeed, you must not only have drive and ambition, but you must also act with integrity at all times. In the words of President Eisenhower "The supreme quality for leadership is unquestionable integrity. Without it, no real success is possible, no matter whether it is on a section gang, a football field, in an army on in an office".

Resolving Your Pain

I have a friend who is very wise, he works in the film business, his perception is acute. I asked what he thought the reason for pain was, as my life has been one of suffering injustice and low-grade agony for years on end. He told me that the pain we suffer today saves us from a worse pain tomorrow.


I was gobsmacked. "The world is about to fall backwards into a holocaust of pain," I said, "I don't think I could face it. Betrayal hurts me the most and the children about equal, I suppose. They seem innocent."

He said that betrayal and disappointment is part of our tears so we can learn how futile it all is. In that process, we see that futility is one of the important lessons we have to learn. Once we understand futility, we can appreciate real spiritual worth better when we see it. We are more grateful for it.

I explained I have been ripped off and betrayed by almost every single person that has ever gotten close to me, with hardly any exceptions.

The film man reminded me of a strange phenomenon, in that he said the light evokes the dark to come out. I told him I've had direct experience of this, as when I go into the Aluna Mirror World dimension, my light (little as it might be) is still enough to attract the ghouls to come out of the dark--and I then kill them. I've rubbed out 84,000 in one-on-one hand fighting since I started nine months ago. It must help a bit.

I told him I can see in the dark. The Sacred Beings manufactured some etheric glasses for me over a period of three years, like night visions glasses. And though I have seen the ghouls in night-vision green, I usually see them in the dark by the slight change or nuance their almost imperceptible movements make. Sometimes, if one is hiding deep in the darkness of the hell worlds, a purple dot flashes at its location to show me where it is. Then I get it.

My friend said it is the same process for the people close to me. Their dark comes out and they falter. That really moved my soul. I've seen it happen so many times in the past two years, maybe twenty times. Almost none stood to the task. All those endless pledges of love, bravery and loyalty--just hollow words and cheesy grins. And then there were a few that did stand their ground. Bless 'em.

Then one day four of us started to get what I call the Lamb of God pain. It is a deep etheric pain in one's energy field, like a pain in the bones for which there is no cure or medical remedy. It is excruciating, and when it gets really bad, I have to lie down and stay very still, or I'd pass out from it.

It comes from people in the street--feeling the pain of their lives--or the pain of mangled children in Palestine, or from war and people's hatred generally.

A friend told me to blow love on to the place in my body where it hurts from absorbing the pain. And that worked a bit. But then the Beings showed me another technique that really works that can also help you with all your emotional pain.

As a person passes me in the street and their pain hurts me badly, I say almost silently, "I offer you my piety". Not that I think I have any great piety to speak of, just to say I humbly offer you what I do have. I offer you my compassion. I offer you my love. I offer you my ability to see. I offer you my eternity. I offer you my courage. I offer you my tenderness, and so on.

It may sound grandiose, but if you do it from all humility, it is not grand. It is much like saying, "I don't have a lot of food, but I offer you what I do have."

When I start this mantra of offering goodness to the pain, I found it goes very quickly. And while the Lamb of God pain does come back maybe ten times a day, each time I say the words of my offer, it passes. So if someone hurts you, offer them your piety, your love, your endurance, your understanding. Offer them redemption beyond their evil and dysfunction. It works brilliantly. It sets you free.
